  • Overview

    The Metro District / HOA Manager is responsible for managing approximately 30 HOAs and Metro Districts at the Division’s communities. This role will serve as the Board member and/or Chairman, and work with outside counsel for initial set ups of these entities.
    Responsibilities may also include participating in the due diligence of new land/lot acquisitions to determine status of an existing Association and may also include a review of existing (recorded) documents for Lennar’s intended use as well as compliance with State and local (if any) laws.


    • Serve as Board member and/or Chairperson responsible for attendance at meetings
    • Administers the proper procedures for notice of monthly/quarterly meetings, meeting agendas, retention of meeting minutes and records
    • Handle initial HOA set ups working with outside counsel for either entity, including CCR/ ACC drafting, metro district formations, service plan reviews
    • Manage community open space and tract maintenance (through third-party contractors)
    • Acquire and maintain current knowledge of state regulatory agency statutes and each community’s documents, policies and procedures.
    • Handle turnovers of all common areas
    • Review adequacy reserve funding
    • Coordinate reserve studies for turnovers
    • Prepare and execute community Asset Management Plan
    • Develop complete and accurate annual budget(s), meeting all deadlines and demonstrating thorough analysis and consideration for the goals of the asset as well as market conditions
    • Manage lot administration relative to Architectural Control reviews
    • Handle compliance with CCRs or other covenants
    • Coordinate sales contract disclosure requirements
    • Acts as Liaison between Lennar (Sales, Construction, Warranty) and HOA / Metro District Management.
    • Provide leadership and direction to effectively manage relationships with other business groups and achievement of company and property goals and objectives


    • Bachelor’s degree preferred, relevant experience will be considered in lieu of degree
    • Minimum 5 years experience with HOA / Metro Districts preferred
    • Advanced knowledge of scheduling, budgeting and document management
    • Computer literacy and proficient in MS Office products (Word and Excel)
    • Excellent follow-up, communication (written and verbal) and time management skills
    • Ability to read, analyze, and interpret technical procedures, leases, regulations or documents with a similar degree of complexity
    • Valid Driver’s License with good driving record
