    Summary of Position Requirements:


    Associate will supervise and direct all aspects of the Land Development within the communities. #CB



    Primary Duties and Responsibilities:

      • Assists in the day to day management of project-specific land development from the beginning of plans development through the completion of infrastructure and acceptance by the Governing Agencies including off-site and on-site work and amenities.
      • Responsible for schedules using computerized application systems.
      • Daily coordination and quality assurance oversight of the improvement work and workmanship of all work performed by Subcontractor’s (Trade Partner’s) work.
      • Ensures that the work is in compliance with City, County, Special Districts and Agencies requirements and all applicable codes.
      • Assist with development project management control functions including cost/budget controls, budget reconciliation, cash flow projections, development cost reimbursements and activity/program scheduling and monitoring compliance and obligations of tract map conditions, exaction’s and bond exoneration processing.

      • Under direction of the Director of Land, assist with the administration of multi-disciplinary consulting teams in preparation and processing of land use documents and related infrastructure design/improvement plans.
      • Assist with coordination of and compliance with Regulatory Agency and other “public” organizations requirements as they pertain to site development plans/documents and related merchant builder approvals.
      • Assist with tracking daily Subcontractor work tags and review Subcontractor change order requests for accurate charges and rates for extra work performed. Maintains accurate records of all changes on the Community projects, such as change order and/or purchase orders.
      • Assist with receipt and tracking through approval of all Subcontractor submittals.
      • Assist with land development inspections and corresponding approval paperwork.
      • Assist Division Environmental Manager with SWPPP management including BMP installations and implementation and overall SWPPP compliance.
      • Assist with coordination of builder activities as they are affected by land development, and other functions to ensure continuity through community completion.
      • Assist in the preparation and processing of bid take-off quantities, bid packages, contracts, change orders, check requests and invoices, and bonds as necessary.
      • Assist with approval of Subcontractor invoices with regard to work completion and quality.
      • Lead, coach, mentor and manage individuals and team to ensure top performance of all team members in achieving desired results while finding efficient and effective solutions that create overall organizational value.


    Education and Experience Requirements

    • Minimum high school diploma or equivalent required
    • Bachelors degree preferred
    • Valid, unrestricted drivers license and a good driving record required
    • Minimum 5 years in land acquisition, development design and/or land development
    • Must be able to read, understand and evaluate civil engineering, dry utility and landscape development plans
    • Excellent written, oral, organizational and math skills
    • Must possess professional attitude to represent the company in a positive manner
    • Ability to perform, in a professional manner, multiple detail oriented tasks with simultaneous deadlines
    • Computer literate with ability to work with Microsoft Office. Knowledge of CAD a plus
    • Excellent project management skills
    • Advanced PC skills including use of Word, Excel, scheduling and take-off software
